- Data center development boom.###UPDATE### Upper Merion leadership votes no to proposed data center. The Board considered preliminary land development plans for five separate data centers totaling over 4.2 million square feet across multiple King of Prussia properties, ranging from a 187,952 sq ft facility on Renaissance Boulevard to a 1,923,866 sq ft center spanning multiple Renaissance Boulevard parcels.
- New apartment building approved. A preliminary/final land development plan for a 205-unit apartment building at 720 Vandenburg Road in the King of Prussia Mixed-Use zoning district was considered, with waivers included in the resolution.
- Water treatment plant repairs funded. The Board approved transferring $32,000.00 to replace three rotors on the rotary press at Trout Run wastewater treatment plant.
- New social worker position funded by grant. A supplemental budget appropriation of $74,320.00 was approved to add a TLC Social Worker position, funded by a grant from PCCD.
- Tax overpayment settlement. The Board authorized a real estate tax settlement stipulation for 320 DeKalb Partners LLC resulting in a refund of $6,718.05 for overpaid taxes for the 2025-2026 tax years.
- Streambank project completed under budget. Final payment of $85,000.00 was approved for the Balligomingo streambank stabilization project, which included a deductive change order reducing the original contract price by $19,600.00.

- Amazon warehouse. The Board considered a preliminary/final land development plan for a 98,500 sq. ft. Amazon warehouse and distribution facility at 760 Moore Road on a 21.43-acre parcel in the King of Prussia Mixed-Use Zoning District.
- Broadcasting system upgrade. The Township authorized the purchase of a broadcast and streaming system for UMGA-TV at a total cost of $32,000.00.
- Pool repairs funded. A supplemental budget appropriation of $12,480.00 from 2017 Bond proceeds was approved for unexpected pool facility repair costs due to sewer line breaks.
- Moore Road trail grant sought. Resolution 2026-24 requests a $1,500,000.00 Multimodal Transportation Fund Grant from the Commonwealth Financing Authority for the Moore Road Multimodal Trail and Linear Park Construction.
- Major tax refunds approved. The Board authorized real estate tax settlement stipulations resulting in overpayment refunds of $23,657.18 to UDR Valley Forge, $49,966.18 to Smith Owner, and $16,150.54 to Vandenberg Owner for tax years 2025-2026.
- Development escrow released. Final escrow/bond release of $2,311,218.25 was approved to Exeter 555 Flint Hill Road, LLC for completion of required site improvements at their land development project.
- Valley Forge Casino fee-in-lieu. The Board approved a fee-in-lieu of stormwater management for 1160 First Avenue (Valley Forge Casino Steakhouse) in the amount of $178,735.01.
- KPMU warehouse and gas sales. The Board discussed proposed amendments to allow warehouse clubs and gasoline sales as conditional uses within the KPMU District.
- Steep slope standards. The Board reviewed proposed changes to standards relating to significantly steep slopes in the KPMU District.
- R-2 corner lot rules. The Board discussed modifying building envelope requirements for corner lots in the R-2 Residential District to expand the permitted development area compared to interior lots.
- Public Safety promotions and hires. Judge Krouse swore in Matthew Spears as Fire Captain, Paul Brown as Deputy Fire Marshal, and Roger Shortridge as Paramedic.
- Moore Road Multimodal Trail invoices. The Board approved two invoices to Traffic Planning & Design totaling $85,322.83 ($53,707.53 and $31,615.30) for the Moore Road trail project, paid with Commonwealth Financing Authority grant funds.
- Heuser Park Phase 2 planning. The Board selected Simone Collins Landscape Architecture as the design consultant for Heuser Park 2 Master Plan and approved their cost proposal of $149,515.00, as recommended by Parks & Recreation.
- Recharge Park payment. Payment Application No. 8 for $101,537.46 was approved for Patriot Grounds & Site Services, funded by Montco 2040 grant money.
- Revenue Stabilization Fund. The Board designated $3,000,000.00 in the Revenue Stabilization Fund as committed fund balance in the 2026 financial statements.
- Centenarian and Juneteenth honors. Proclamations were issued to honor centenarian John Bazela and to recognize Juneteenth on June 19, 2025.
How this would work as a real product
Upper Merion runs on a different township website platform than Tredyffrin (CivicPlus’s AgendaCenter rather than Tredyffrin’s own site), so it needed its own way of finding and downloading minutes — that groundwork is done, and four real meetings (June–August 2026) are now summarized below. What's left is the same as it was for Tredyffrin at this stage: keep it current as new meetings post, and eventually automate discovery instead of finding each URL by hand.
